Does anyone currently use a really good property manager?
After going through 3 different property managers in 5 years, we’re getting a little tired of coming back to our house to find unchecked water leaks, unpaid bills, unlocked windows and more. We’re not asking for a lot, just someone who actually does the job we pay them for; someone who physically inspects the property when it’s not occupied, pays the bills on time, completes repairs, accounts for expenses, gets us any rental income in a timely manner and basically manages the property as if it were their own.
We are not interested in someone who is not in Boquete full time (minus occasional short travel), who has too many other things they are involved in to fulfill their obligation to us, who thinks driving by the empty house once a month is adequate, who is not responsive or who thinks that managing our property would be a fun way to earn extra cash.
We have a small home which we live in about 50% of the time. Sometimes we rent it when we are away and sometimes we leave it empty. We’d like feedback from anyone who is currently using, or has recently used, someone to manage their own property. We checked the Business Rolodex, but didn’t find anything.

I have just arrived in Panama and own a home down the road in Dolega. I retired after 40 years from running a $26 million dollar grocery business with 375 employees. Responsible for P&L, bills, repair, maintenance and such. This would be an easy job for me.

Hi June, below you can see that Alan Nilsen recommended me. Currently I manage 3 properties; one for more than 6 years, another for just a few months and the third has a renovation going on that I am checking up on every week. I took care of Alan and Kay's casita while they were in the states and helped them find a renter. My fee is manageable and unless an emergency, everything is precleared with owners. I would be happy to chat with you and am sure my other owners will happily recommend my services. My limit is 5 homes as I do not want to short change any owner by not spending time in their homes. I pay electrical bills, workers, water bills and garbage bills if needed, and an occasional insurance bill; of course collect and deposit rent. I bill homeowners every 3-4 months as needed. I agree with Kari Parker's recommendation of Eduardo Horna for the position of property manager.I have used Ed as the manager of my property in Alto Bouquet for the past year and he has done an outstanding job. He found the perfect match in a retired couple to rent our property and has established s positive working relationship with the tenants and neighbors. He is reliable, trustworthy and gets problems resolved in s timely and efficient manner. You can't go wrong with Ed in charge.

We have used Eduardo Horna for several years and are happy with his service. He collects the rent every month and deposits it in our account. He also has also solved problems we have had with utility companies. Eduardo is good about finding local people to fix maintenance problems. He responds promptly to emails and phone calls. I owned and operated my own Property Management Company in Canada for 13 years. I managed investment properties for absent owners very successfully. Because I was so attentive, my business grew rapidly on referrals only.
I was totally responsible for everything from advertising for tenants to repairs, to banking.
I'm now retired, have lived with my husband in Boquete for 18 months and we are housesitters here.
