Can anyone tell me the difference of the notary in Boquete at the Muni and the notaries in David. Why am I told to go to David to use that Notary over the one who is local.. Why all the inconveniences? All I need is a simple mortgage document for the States witnessed. Me Confused!

The municipal notary of Boquete can only authenticate documents with a value up to 5 thousand dollars, (from 0 to 5 thousend) if it is for a mortgage, the most convenient is that you get it done in any of the notaries in David, where by circuit level they can authenticate a value from zero without restriction To a higher number.

I've been told the local Notary can only notarize things that have a dollar value less than $250
There are different levels of Notaries, with some having more authority than others.
If you want to know why it's necessary to go to David, you'll need to ask the person who gave you that advice.
As far as I know,
Municipal Council secretaries in Panama can witness a signature being made by a person standing in front of them.
Notaries can verify a signature from a person's I.D. without their presence. Notaries also write most contracts for lawyers.

Make sure that the mortgage company will accept a document notarized by a Panamanian notary. In addition to the Panamanian notarization, they may require that you have the document apostilled in Panama to verify that the notary is legitimate.
Another option is to have the document notarized at the US embassy in Panama City. Those are a bit pricier than the mayor's office at $50 each.
