Hello all real estate enthusiast. I am new to the group and wanted to say hello. My name is Michael. I am curious about the real estate market in Boquete especially in the Potrerillos Arriba area. I have heard that they are starting to build a few new developments of homes. Is this true? How is the market doing for homes and vacant land? Is there any big pieces of land for sale? Has any big pieces of land sold lately? Does anyone know a normal asking price for a hectare? Sorry for all the questions, just curious to know, for I am looking at the area for myself. Appreciate the help.

I recently bought an existing large home on 13 hectares in El Banco, which is in or just off Potrerillos Arriba. There seems to be quite a bit of land for sale in the area. Prices are much better than in Boquete or Volcan and you will soon be conveniently located between these 2 prime communities when the new Ruta Sur is completed one of these days. This will connect the 3 towns in somewhat of an east-west route, instead of looking like a big "W" right now where one must drive down the mountain to drive back up to one of the other communities.

You can probably find decent larger pieces of land in Potrerillos Arriba for about $5/meter (nobody talks about prices per hectare or acre, just sq. meters). When Ruta Sur is completed, I expect Potrerillos will become a primo "bedroom suburb" of Boquete and Volcan, which will substantially increase the value of land in this area.

Contact Jose Branca, who is one of the LEGITIMATE and licensed brokers in the area. Beware of doing business with any of the many (mostly Gringo) unlicensed people. One of them was just fined $10,000 for operating without a license. Jose has an MBA, is fluent in English, his great grandfather was the 3rd, 5th, 6th president of Panama. A VERY honest, principled man, who seems to know everybody and almost everything. Very well connected, he can also refer you to all the other people you will ever need to know if you are moving here. You can reach him at 507-6673-5260. It can be very intimidating to try to learn whom to trust when you are new in the area. Jose went from being my realtor to project manager for several hundred thousand dollars of improvements on my home to becoming my best and most trusted friend in Panama. Give him a jingle.

THERE ARE LARGE LAND FOR SALE AROUND VOLCAN AND CERRO PUNTA, OR ON THE BEACH AREAS, FOR HOTELS OR RESIDENCIAL DEVELOPMENTS..
AND MOSTLY CANADIANS INVESTORS ARE BUYING NOW, HAVENT SEEN LOTS OF MOVEMENT FROM USA OR EUROPEANS..
